1. Information about us.
1.1 Speed Search Service is registered in England and Wales under company number 7264924. Our trading address is at:

2. By commissioning any other product/service listed on our website through our company, you warrant that: (a) you are legally capable of entering into binding contracts; and (b) you are at least 18 years old.
3. How the contract is formed between you and us.
3.1 Our company allows you to request details of cost of any product or service listed on our website for the property specified, by telephone, e-mail or in a letter by post. We will respond to you by e-mail or letter by post, giving you a quote based on the information you have provided to us. All costs quoted by us are valid for 30 days only. You can then decide if you wish to place an order on that costs basis via e-mail or letter by post.
3.2 After placing an order to commission any product or service listed on our website you will receive an email or letter by post from us acknowledging that we have received your order. Your order constitutes an offer by you to us to buy the specific product stated by yourself. All orders are subject to acceptance by us, when we will send you an e-mail or letter by post confirming that we have accepted your order (the Order Acceptance). The contract between us will only be formed when we send you the Order Acceptance.
4. Price, Payment & Reports
4.1 The price of any product or service listed on our website is as quoted to you by us in an e-mail or in a letter by post. These prices include our products being electronically delivered to you via e-mail only unless otherwise agreed by us, the Company and you,
- Payment for any product or service listed on our website will be made you us in advance the product or service being delivered to you by us unless otherwise specifically agreed between us.
- Any typographical, clerical or other error or omission in any sales literature, quotations, price lists, acceptance of offer, invoice or other document or information issued by the Company shall be subject to correction without any liability on the part of Company.
5. Rights of Cancellation
5.1 If you cancel any order once we have accepted it, we will use our discretion as to whether the order can be cancelled. This will be subject to local authority and search agent’s approval as costs may have already been incurred in booking the search.
5.2. If ordering an EPC, Gas or Electric Safety Inspection, full charge will be made if you fail to keep appointment.

6. We agree to supply the Search Report to the Client subject to these terms and the Client indicates their acceptance of these terms when placing an order for the Report or when relying on the information in the Report.
The Search Report
7. We will produce the Report with reasonable and due care and diligence and it is provided to the Client on the understanding that the client agrees to the following:
7.1 The information in the Report reflects that available to us on the date the Report was produced.
- The information contained in Report can change on a daily basis and we cannot be responsible to the Client for any changes in the information after the date on which the Report was produced and sent to the Client or for any inaccuracies, omissions or errors on a public register. We will provide all necessary information as made available to us at the time of the Search.
8. Third Party Reports.
8.1 You acknowledge and agree that during our preparation of some searches for you, it will be necessary for us to obtain reports from third parties on your behalf in relation to the property.
9 Our Liability
9.1 Speed Search Service Limited are not responsible to you for any Data that you lose from any E-mail we have sent you although we will where possible re-submit any such Data to you by E-mail free of charge. You acknowledge that you have the means to back up and save any Data sent by us to you by E-mail and you acknowledge that you have saved any Data that you have sent to us by email.
9.2 We accept no liability for any loss of income or revenue, loss of business, loss of profits, loss of contracts, loss of data, loss of time or any consequential loss or damage of any kind caused by unexpected events outside our control or third parties.
10. Communications.
10.1 Certain applicable laws require that some of the information we send to you should be in writing; you accept that our communications with you will be mostly electronic. For contractual purposes, you agree to this electronic means of communication and you acknowledge that all contracts, information and notices that we provide to you electronically comply with any legal requirement that such communications be in writing. This condition does not affect your statutory rights.
11. Cancellation by us.
11.1 Speed Search Service Limited reserves the right to refuse to accept your order for any of our products and services and we do not have to give you a reason why we have refused your order for such product and or service.
11.2 We reserve the right to cancel our contract with you at any time if you give us reasonable grounds to believe that you have supplied us with incorrect, false or misleading information or if we believe you may do so in the future. If we cancel our contract with you we will notify you by e-mail or letter by post.
12 Unexpected Events.
12.1 Speed Search Service Limited will not be liable or responsible for any failure to perform, or delay in performance of, any of our obligations under a contract caused by events that are outside of our reasonable control.
12.2. Examples of these events could be (but not limited to) outbreak of Civil War (whether declared or not), National power outages, industrial disputes, extreme weather conditions, theft of equipment and hostile Computer acts.
13. Notices
13.1 All notices given by you to us must be given to Speed Search Service Limited
at the companies registered address by letter by post.
13.2 We will give any notices to you from us by Email or letter by post.
13.3 We will deem any notices given by us as received and served 24 hours after an email is sent or 3 working days after a letter has been posted by us.
14. Severability
14.1 If any of these terms and conditions or any of the provisions of a contract are deemed by any competent authority to be invalid, unlawful or unenforceable, such term, condition or provision will to that extent be severed from the remaining terms and conditions, which will continue to be valid to the fullest extent permitted by law.
15.1 Speed Search Service Limited has the right to revise these terms and conditions form time to time.
16 The Law.
16.1 These terms and conditions and any contracts for the purchase of Home Information Packs or Energy Performance Certificates (which are provided only for properties in England and Wales) through Draper Energy Assessments Limited will be covered by English law. Any dispute arising from, or related to, such terms and conditions or contracts shall be subject to the non exclusive jurisdiction of the courts of England and Wales, although we retain the right to bring proceedings against you for breach in your country of residence or any other relevant country.
17. Disclosure
17.1 We agree to not pass on any of your information without your prior consent
18. Complaints Procedure
If you want to make a complaint, we will deal with it speedily and fairly.
We will:
Acknowledge your complaint within 5 working days of receipt
Try and resolve your complaint fully within 4 weeks of receipt. If there are valid reasons for consideration of the complaint taking longer, we will keep you fully informed in writing or via telephone or email as you prefer and you will receive a response at the very latest within 8 weeks.
Liaise with counselling organisations acting on your behalf, if you ask us to.
Send you a final decision on the complaint in writing.
If you are not satisfied with the final decision, you may refer the complaint to the Independent Property Codes Adjudication Scheme (IPCAS) and we will give you contact details. We will co-operate fully with the independent adjudicator during the consideration of a complaint by the IPCAS and comply with any decision.
